How to make an offer on a home?

You have found a home in your favorite Florida neighborhood that fits all your needs, and you decide you want to make an offer.

How do you make a strong offer on a home?

A strong offer is an offer that can be 5% less than the listing price usually. In today’s market with so few homes available for sale it may be in your best interest to go strong with a full price offer or 2% less than the listing price. When you make your offer you also want to show the seller that you are serious by submitting your pre-approval letter with your offer. Make it sweeter by putting down a healthy earnest deposit maybe around 1% of the sale price. Add some cash to the deal. Sellers like shorter inspection periods, that would be attractive to a seller. What is a counteroffer? Normally your first offer may not get accepted. There may be a counter-offer from the seller and you will need to respond to it when it is presented. You can either accept the counteroffer or go back with another offer, if that’s not accepted you can walk away from the home.

Why is the Appraisal so critical to your real estate transaction?

Did you know that the appraisal can make or break your real estate sale? The appraiser works for the bank, not the seller or the buyer.

In real estate transactions, we have 3 significant players – the buyer, the seller, and the lender. The Appraiser is the eyes of the lender in the field. An Appraiser plays a vital role in every real estate transaction.

For example, we have a real estate transaction of a sale price of $300,000. The buyer is putting 10% down which is $30,000. He is getting a loan in the amount of $270,000. Everyone so far thinks this home is worth $300,000, obviously, the buyer thinks this because he made an offer for the sale price of $300,000.

The lender now sends the Appraiser out to the home to get an appraisal of what the home is worth. Here is where it can become pretty tricky. When the appraiser goes out here are a few things that can happen:

  1. The appraiser determines that the value of the home is higher than the sales price, maybe its $305,000 instead of $300,000. This is great news because we can go ahead with our transaction.
  2. The appraiser, appraisers the value of the home at $300,000 which is the sales price. Excellent! We move ahead with the transaction.
  3. The appraiser values that home lower than the sales price for example $290,000. This becomes a problem for all parties involved. A couple of things can happen here which is not so great for the parties involved.
  • The Lender can still lend the buyer the money to purchase the home but only for $290,000, not the $300,000 sale price.
  • The seller can either eat the $10,000 and sell the home for $290,000 instead of $300,000. This can sometimes happen, where the seller comes down to the new appraisal price.
  • The buyer can buy the home at $300,000 but would have to bring additional money to the table. You can see this happening in a seller’s market. The loan is now $290,000 with a down payment of $29,0000, the loan amount would be $261,000. The buyer has to bring an extra $10,000 to purchase the home at $300,000.
  • The last thing that can happen is that the whole transaction blows up because neither party is willing to negotiate.

You can see how the Appraiser is vital to a real estate transaction. It does not matter what the buyer or the seller thinks the home is worth. It matters what the Appraiser thinks…that’s what counts!

What is a 4 Point Inspection?


Your offer has been accepted to purchase your dream home, and now you have to set up an inspection to make sure the home is in good condition.

When buying a home, you will have to get a home inspection if you’re getting a mortgage and even if you are purchasing with cash. You want to have a home inspection done no matter what the situation. By having a 4-point inspection done, it lets the bank or the homeowners know the quality of the home that they are purchasing.

A 4-point home inspection includes

  • Foundation
  • Roof
  • Electrical
  • Plumbing
  • HVAC systems
  • Damages caused by termites, flood, fire, and mold.

Any of the above can impact the value of your home. If a home inspection is not done, and later you find out that the foundation is cracked or the roof is rotted, this can be a costly fix for the buyer.

Once something is revealed in the home inspection you can negotiate with the seller for a lower asking price.

It literally costs you nothing to jump in your car and drive to the beach to look at our amazing sunset.

So some of the bad stuff would include, it being very humid, Florida can get really hot in those summer months. We do have to deal with hurricanes and bugs. Some solutions …If you’re hot then hang out in a great restaurant with air condition that is over looking the beach. Wear a hat and sunscreen when you’re outdoors. Sweating is great for getting rid of toxins in your body. Use bug spray to keep away the bugs. Hurricanes can be destructive but every state has it’s good and bad. Florida has mostly the good stuff. Get hurricane rated windows and doors and pack up and leave if you know a hurricane is coming.

If you are thinking of moving to Florida, or you just want to be here for a couple of months out of the year, this is the best time to purchase a home in Florida. You’ve been thinking about putting your house on the market but before you put that sign at the front of your home, let’s go through a check list of things that should be crossed off before you call your realtor. These things could get you a full priced offer.

Minor Repairs

You want to make sure that your home looks it’s best when you are putting it on the market. Go through your home or have a friend come over and go through your home with the eyes of a potential buyer. Why should you get a home inspection done on the property you are purchasing?

You should always hire a professional home inspector. Buying a home is one of the biggest financial investment you will have. Your house may look beautiful, in the most desirable location and exactly what you are looking for, but you have no clue as to the structural elements of the home. Like the saying goes, “don’t judge a book by it’s cover”.

So let talk about home inspection. You as a home owner want to know what would need to be repaired now, or in the near future. By having this information it allows you to make an informed decision when purchasing and negotiating with the seller.

Your professional home inspector will look at the structural elements such as foundation, roof, grounds, exterior surfaces, plumbing, attic, electrical system, appliances, heating and cooling system, and garage space. Once the inspector checks everything he will then put together a report. This can be as much as 30 pages long or more. This report will tell you exactly what was found.

This is where you decide if you are willing to do home projects which may be in your future. If not, then your may want to negotiate with the seller for credit where you can fix the things that need fixing after closing or have the seller do the fixing before the closing. Easy No Hassle Pizza Crust

This pizza crust recipe is so easy and great when you need something fast. I love pizza but sometimes I want to add my own crazy toppings and that’s not possible if I go get a pizza from my local pizza place.

I hope you have time to try this recipe. Try making it with the ids.

Just a couple of things you need

  • Yeast (2 and 1/4 tsps of yeast (whatever kind you have available)
  • Water (1 and 1/3 cups of warm water)
  • Flour (3 and 1/2 cups of all purpose flour, have extra for surface of board)
  • Oil (best to use olive oil- 2 tbls of olive oil)
  • Salt – (3/4 tsp of salt)
  • Sugar – (1 tbls of granulated sugar)
  • Cornmeal – (for dusting)

Most of you already have these ingredients in your pantry. Super simple!


  1. Whisk the warm water, yeast and sugar together in a bowl. Put aside and rest for about 5 mins
  2. Add salt, and olive oil and flour to your yeast mixture. Beat at a low speed for approximately 2 minutes. Have a board or use your clean countertop that is lightly floured. Add flour to your hands and knead the pizza dough for approximately 3-4 minutes. Your dough should feel a little bit soft. If you poke your dough and it bounces back then your dough is ready to rise. Do not continue to kneed the dough.
  3. Have a large bowl that is lightly greased and place the dough in it. Make sure you turn the dough to coat all sides of it.
  4. Cover the bowl with plastic wrap and a clean towel. Allow the dough to rise at room temperature. I usually place my dough in my oven. Don’t turn on the oven though. Sit for 30 minutes.
  5. When dough has doubled in size remove from the oven or counter top.
  6. Preheat your oven to 475 degrees. Make sure your oven is totally heated.
  7. Shape your dough and flatten it to the shape that you want then place on a lightly greased pizza pan that has been sprinkled with cornmeal.
  8. Cover your dough till your oven is ready and prepare your toppings in the mean time.
  9. I love jalapenos, chicken, red onions, spinach , these are just some of my favorites, and don’t forget pineapple (I know, who puts pineapple on pizza ) . I know some people agree with me and others think it’s gross. Either way add what you love.
  10. Before adding your sauce and toppings, I suggest that you brush the top of your crust with olive oil.
  11. Place your toppings and bake for 12 – 18 minutes.
  12. This should be a treat for your family.

Buyer’s Market Definition

A buyer’s market occurs when the supply (available properties for sale) exceeds demand (the number of buyers seeking to purchase properties). If you’re buying a new home, a buyer’s market is the ideal time to make your move. You might be able to buy a great home for a lower cost than you would in a seller’s market.

If you’re trying to sell your property in a buyer’s market, your home may remain on the market longer before you’re able to secure a buyer due to the large number of available properties. You may also have to lower your listing price or make other concessions in order to secure a buyer.

Seller’s Market Definition

A seller’s market occurs when demand exceeds supply, or there are more buyers seeking to purchase properties than there are available homes on the market. This often leads to multiple buyers interested in a single property, resulting in bidding wars. A seller’s market is a fantastic time to sell your home as you could secure a sale price that’s higher than your listing price, or at least more than your bottom line (the lowest price you’d be willing to accept for your home).

If you’re buying a home in a seller’s market, be aware that the seller has the advantage. If other buyers are interested in the same property you’re making an offer on, trying to get a lower sale price probably won’t work to your advantage. In fact, you could lose the opportunity to purchase the property altogether if a competing buyer makes a higher offer. How to Determine If It’s a Buyer’s Market vs. Seller’s Market

The real estate market goes up and down depending on the season. There are usually a lot more homes for sale in the summer months (June – August) than any other time of year. That means that it could be a seller’s market in the winter but a buyer’s market in the summer. Whether it’s a buyer’s market or a seller’s market also depends on the area. Cities with a lot of available jobs and growing industries will often be a seller’s market, while those with struggling economies will be a buyer’s market.

One way to determine if it’s a buyer’s market or a seller’s market is to look at inventory, or the number of homes for sale. If inventory is low, it is most likely a seller’s market. If the current level is below 0%, that means that there are fewer homes for sale now than during this time last year, and it could be a seller’s market in your area.

Although the old-fashioned incandescent bulb is on its way out, you have more lighting choices than ever before. And that means making decisions about price and energy efficiency. But don’t forget aesthetics.

If you wind up with lighting that’s harsh, flat, or unpleasant — like when you’re trying on bathing suits in a retail dressing room — it won’t matter that you got that LED on sale or that it lasts forever. You’ll wish it didn’t.

For most home lighting, your choice boils down to three options, from most to least expensive:

  • LEDs
  • Fluorescents (including CFLs)
  • Energy-efficient (halogen) incandescents, which meet the government’s new energy efficiency standards and aren’t being phased out.

Energy-efficient light bulbs are just one way to take back your energy bills.

So how do you choose?

Learn the New Light Bulb Language

Since January 1, 2012, the Federal Trade Commission has required a new “Lighting Facts” label. It was designed to help consumers break the habit of picking bulbs based on wattage to determine brightness. Now a metric called lumens is used for this task. Wattage only measures the amount of power a light bulb consumes.

Confused? Here’s an example: If you want to replace a 100-watt incandescent with an LED bulb and get the same brightness as the old bulb, you’d need a 27-watt LED bulb with an output of 1,600 lumens.

How to Read the New Label

While the new light bulb lingo sounds pretty complicated, it’s not once you get the gist. Here’s a breakdown of the “Lighting Facts” label:

Brightness: Here’s a quick tip: the brighter the light bulb, the higher the number. Standard bulbs range from 250 to 2,600 lumens.

Estimated Yearly Energy Cost: How does this add up? According to the U.S. Department of Energy, by upgrading 15 traditional incandescents in your home with energy-saving bulbs, you can save about $50 per year on your energy bill. Plus, energy-efficient bulbs produce about 75% less heat, so you may see additional savings when it comes to home cooling.

Life: The life of each bulb is estimated based on the usage described. Keep in mind that labels marked Energy Star meet strict energy efficiency guidelines set by the U.S. Environmental Protection Agency:
Energy Star LEDs use about 25% of the energy and can last about 25 times longer than traditional incandescents.

Energy Star CFLs use about 25% of the energy and last 10 times longer than a comparable traditional incandescent.

Light Appearance: Terms such as “soft white” don’t mean the same thing from brand to brand. To compare bulbs, you need to know their color temperature, which is measured in kelvins on a scale of 1,000 (the warmest — think candlelight) to 10,000 (the coolest — like a blue sky). LEDs, CFLs, and halogen incandescents all come in a wide range of color temperatures.

Here’s a quick kelvin breakdown for easy reference:

  • The 2700K to 3000K range is warm and inviting.
  • 3500K casts a neutral light.
  • 4100K casts a cool and bright light.
  • The 5500K to 6500K range is closest to daylight.

Energy Used: As we mentioned above, wattage now only measures energy usage, not brightness. So the lower the wattage, the less energy used.

Contains Mercury: Have no fear; only CFLs have a small amount of mercury, so you won’t see this if you are purchasing LEDs or energy-efficient (halogen) incandescents.

What’s Not on the Label?

Not all specs are covered on the FTC label.  So we suggest searching for bulbs online if you’re seeking something really specific. You can often find the necessary info on manufacturers’ websites. Stuff you can look for includes:

How well the bulb shows off colors and textures. This is the key to whether you’ll be satisfied with the quality of light you get. Look for the color rendering index (CRI), a measurement of 1 to 100. The higher the bulb’s score, the better.

Incandescent halogen bulbs score a perfect 100. CFLs and LEDs don’t fare as well as a group, although some individual bulbs get high scores.

How the bulb casts off its light (in technical terms, beam spread). Let’s say you use track lighting to highlight a piece of artwork. “If you want to light a 15-inch-by-9-inch picture on the wall, you don’t need a 4-foot-by-4-foot spread of light,” Witte says. “To be energy-efficient, match the beam spread with the task, putting light only where you need it.”

Buying the Best Bulb for the Job

The key to setting the mood is combining different sources to create pleasing layers of light, says lighting designer Rosemarie Allaire. So here are a few more features to keep in mind that will help simplify the bulb selection process.

Halogen incandescent: They give off the same quality of light as the old bulbs, but save 25% on energy costs. They do cost more than the originals, but less than LEDs or CFLs. Plus, “Incandescent light renders color and texture beautifully,” Allaire says.

LED: “LEDs don’t have the three-dimensional light quality that incandescents do, and I find them to be flat,” Allaire says. “They’re all over the map as far as color rendering goes, and they don’t dim well, so I don’t use them in living areas or for art lighting. But their long life is a big plus.” Tip: LEDs will continue to improve rapidly as technology advances. But for now, be sure to check the label for color rendering and color temperature before you buy.

CFLs: CFL lighting is diffuse, so its color rendering generally isn’t up to snuff compared with incandescents. But if you find a particular brand with a color temperature you like, CFLs can work nicely in drop-bowl fixtures and table lamps — places where air circulates freely around the bulb. CFLs don’t do well with too much heat buildup.

Laundry Rooms Rank Highest on Most Wanted Home Features List

Nearly all home buyers – 91 percent – want a laundry room included in their home, more than any other home or community feature, according to NAHB’s report What Home Buyers Really Want (2019 Edition). The report is based on a national survey that asks recent and prospective home buyers (people who bought homes in the previous three years or are planning to do so in the next three years) about the features they want in a home and a community.

One question in the survey asks them to rank features using a four-tier scale of essential/must have, desirable, indifferent, and do not want. Figure 1 shows the top ten features with the highest combination of essential/must have (unlikely to buy a home without it) and desirable (would be seriously influenced to buy home if included). Not only does a laundry room top this list, but when ranking features solely by the essential/must have shares, a laundry room tops the list again with 54 percent of home buyers.

After a laundry room, the most wanted feature is ENERGY STAR windows, with 89 percent of home buyers rating it as essential/must have or desirable. It is important to note that two other ENERGY STAR-related features make the top ten list: ENERGY STAR appliances was rated essential/must have or desirable by 86 percent of home buyers and an ENERGY STAR rating for the whole home was rated essential/must have or desirable by 81 percent. The fact that these features made the top ten list indicates that energy efficiency is very important to home buyers.

Two other features on the top ten list are outdoor: 87 percent of home buyers want a patio and 85 percent want exterior lighting. Another theme present is the desire for spaces with organizational functionality: 85 percent view garage storage as essential/must have or desirable while 83 percent feel the same way about walk-in pantries. The other most wanted items include a ceiling fan (with an essential/desirable share of 85 percent), hardwood flooring (83 percent), and a double sink in the kitchen (81 percent).

There is something about burnt hot dogs on a stick and roasted marshmallows that’s very appealing to people . I myself is not a big fan of bugs singing in my ear. I do enjoy being in an open space where you can see the night sky light up with stars, it makes you appreciate the simple things in life.

Camping is a great way of creating great experiences with your kids. With us living in the digital age, we are spending less time connecting with our family and more time on our phones and computers. This can be a great reason to pack up the minivan and escape to nature.

There are lots of amazing places in Florida to go camping.
One of them being Blue Spring State Park. This park is located in Orange City, Florida and is open from 8am, until sundown, 365 days. Here you can spot Manatee from November through March. You should book in advance since this is a very popular camping spot.

Check out Hillsborough River State Park this park is just minutes from downtown Tampa, and offers nature trails, hiking, kayaking, and swimming. This park features Class II rapids. Check it out, located in Thonotosassa.

Myakka River State Park, Myakka is located near Sarasota. This park offers boating, fishing, canoeing and kayaking. You can go biking as well as explore miles of trails. Entrance cost is $6 per vehicle. There is also a camping cost of $26 a night.

The Florida Caverns State Park, this park is out of this world. There are open-air caves that are open to the public. Admission is $5 per vehicle and $20 a night for camping. While you are there check out the cave tours, which is no additional costs.

Cayo Costa State Park, this park is located off the coast of Pine Island on Florida’s west coast. Home to Sea Turtles, Manatees and Bald Eagles. Admission is $2 per person, camping cost is $@2 per night.

Where ever you decide to go camping, make it a great experience for your family. Shut off the cell phones, make memories that the kids will remember for the rest of their lives.

You have to take a ferry to get to this island (no bridges or cars) from Honeymoon Island which is also a State Park. You can spend the day kayaking but look out for turtles. There are Loggerhead turtles that nest along this part of the coast, a sight to see. End the day with a beautiful sunset and go to downtown Dunedin for a nice meal and drinks at one of the many relaxing restaurants.

Explore Tarpon Springs, Florida and it’s fascinating history. Did you know that Tarpon Springs is known as the largest natural sponge market in the world? This beautiful but older part of the city is influenced by Greek immigrants since the early 1900s. You can spend your day by going down to the Sponge Docks and getting your fill of authentic Greek cuisine. Other things to do is a visit to the aquarium or the sponge museum or take a sight seeing cruise down the Anclote River. You can purchase some unique souvenirs at one of a kind shops. This is a great place to visit with the kids, so while having fun they can also learn some local history about the Sponge Docks.

Madeira Beach, Florida   is another great place to hang out for Spring Break. Check out John’s Pass Village & Board Walk where you have some great restaurants and shops to explore. Spend your day building sand castles or just relaxing with a good book on the beach. Not far away from Madeira Beach you can drive down to Indian Rocks Beach to Splash Harbour Water Park. This is a great place to hang out and relax while the kids are having crazy fun. I highly recommend the Lazy River for the adults.
